Data Sources & Limitations
This page explains where the information in the Rental Registry comes from, how current it is, and what its known limitations are.
Data sources
- Property, ownership, and spatial data — Duval County Property Appraiser (DCPA) tax roll, sales file, and GIS parcel layer.
- Code enforcement history — City of Jacksonville Municipal Code Compliance Division (MCCD) case records. Covers the City of Jacksonville only; does not include Duval County’s other municipalities.
- Eviction filings — Duval County Clerk of Court records, matched to parcels by address.
Date ranges
Code enforcement records include cases from January 2019 through early August 2026. Eviction filings include cases filed between January 2013 and early August 2026. Property Appraiser data is current as of early August 2026. All datasets are updated periodically and may not reflect the most recent filings, case updates, or changes in ownership as of that date.
Known limitations
- Eviction filings are matched to parcels using address matching, which is not perfect. The large majority of filings are matched successfully, but some could not be confidently matched to a specific parcel and were not included.
- Code enforcement data only covers properties within the City of Jacksonville. Properties in Duval County’s other municipalities will not show code enforcement history even if code violations exist.
- This tool reflects a snapshot of county records and is not a substitute for official county or court records.
